Design-Build is a project delivery system that rethinks the linear approach to projects. The benefits are minimizing risks (costs) for the project owner, as well as an expedited schedule.
The traditional approach is a Design-Bid-Build project.
As the name suggests, Design-Bid-Build begins with design, which the architect leads, through completion of design. This is all prior to the general contractor (GC) being involved, and the project owner would have a contract with both separately.
The contractor leads the Design-Build approach, where the design and construction phases overlap.
With this approach, our in-house architect is designing, while also collaborating with the project owner and contractor. Items can be worked through in real time, allowing for solutions that meet design intent, budget and schedule. All of this lends to time and cost efficiency. In addition, it simplifies the contractual agreements with the project owner.
